LA VERNIA / STOUT TEXAS REALTY

La Vernia homes.
Room for your next chapter.

Looking for homes for sale in La Vernia, TX? Start with the property that fits your plans: a house, new construction, or a home with acreage. Stout Texas Realty is based here, with Michelle Stout helping you turn a long list of possibilities into a more useful conversation.

Start with a property.
Then ask better questions.

View Stout Texas Realty’s current brokerage listings on HAR.com, or send Michelle a listing you found elsewhere. The brokerage page includes its available properties across locations; it is not a search of every La Vernia home.

For a wider search, share your location, budget, property type, and timing. Ask for current matches and confirm availability before arranging a showing.

What does “the right place”
need to include?

A house that works now

Bring your bedroom needs, preferred layout, storage requirements, and the maintenance you’re willing to take on. For a home with a pool, add equipment condition, inspection, and upkeep to your questions.

A home with acreage

Start with how you plan to use the land: animals, a workshop, gardening, or space around the house. Total acreage alone does not answer access, utilities, or permitted-use questions.

Read the La Vernia acreage guide

New construction

Compare the specific lot and written specifications, included features, completion schedule, inspection opportunities, warranty, and total price. A model home’s finishes may differ from the home offered.

Build a shortlist
you can actually compare.

For each address, keep the listing or MLS number beside these four notes. Leave unanswered items marked “confirm” rather than treating a missing detail as a yes.

  1. Your non-negotiables. Write down the property features you need, then separate them from preferences. Include any plans for a pool, animals, a shop, or a second structure.
  2. Your everyday route. Check the drive from that address to your actual destination at the time you normally travel. A town name alone cannot tell you how the commute will feel.
  3. The costs beyond the asking price. Request property-specific tax, insurance, utility, association, and maintenance information. Ask your lender and insurer for estimates for your circumstances.
  4. The documents still missing. List disclosures, inspection information, restrictions, surveys, and utility details to request. That gives your next conversation a concrete starting point.

Comparing addresses in Cibolo Ridge or Woodbridge Farms? Send the actual listings. We can help you ask about each property’s lot, recorded restrictions, association information, and available features without assuming every home in a subdivision is the same.

Local records.
A clearer starting point.

For a Wilson County property, use the Wilson County Appraisal District property search to begin identifying the parcel. The district says its acreage and legal descriptions are for appraisal use and should be verified for legal purposes. An online parcel record is not a substitute for a survey or title review.

Buying beyond Wilson County? Use the records for the county where the actual parcel sits. Based in La Vernia, Michelle primarily serves La Vernia and surrounding areas, with service available across all of South Texas.
